Joyce and her assistant will take a tour of your property with you and your realtor, then spend another hour or two noting every detail of your home – inside and out – and taking pictures. Within two days, Joyce will again meet with you and your realtor and present a thorough written report outlining what modifications can be made to transform your property into the most marketable and appealing package. The cost of this consultation is $300 to $500, depending on the size of the home. Home StagingIf you elect to have us do the staging rather that doing it yourself, we will do as much or as little as you’d like. For occupied homes, we will rearrange your furnishings and accessories, and remove those unnecessary. For vacant homes or new construction, we’ll bring in rented furniture and accessories to liven up the home. We will also implement any exterior landscaping alterations that you choose. The cost of home staging is $75 per hour. Home RepairsFor existing homes, repairs to sheetrock, trim, railing, doors and windows, kitchen cabinets or countertops, or tile or linoleum floors is often needed. You also might need to have the rugs shampooed, the windows washed, or the exterior siding power washed. Whatever the task, we will arrange and coordinate with the appropriate serviceperson to perform that task. You pay their bill directly with no markup on materials by us. Home AccessorizingMany homes need those little touches that are second nature to an accredited home stager like Joyce. A vase of flowers here, a nice table setting there – you get the picture. The cost of this service is $75 per hour, plus the rental fee on the accessories. Personal ShoppingA lot of folks are just too busy, or live too far away, to take the time to search out and purchase items necessary for the home. Joyce performs that task for $40 per hour, with no markup on the articles purchased. Furniture RentalsFor vacant or newly constructed homes, renting furniture and accessories is a must. It is undoubtedly the biggest expense. For occupied homes, a few accessories may do the trick. We deal with a few large furniture rental and accessory businesses, so we will pick out pieces from them for your home and you pay them directly, with no markup by us. We do have some furniture and accessories in our own inventory, so those items can be rented from us at a very reasonable price. LandscapingWe are a New Jersey licensed home improvement contractor (#13VH03164600). We are experienced landscapers with the know-how and tools to perform any tasks needed to make the entrance and grounds of your property more inviting. It can be as simple as trimming a few hedges or branches, pulling weeds, or edging the driveway. The cost of this service is $75 per hour. Trash RemovalAs a home contractor, we are well-versed in removing trash, unwanted furniture and appliances, leaves, brush, trees and litter from your property. If a dumpster is necessary, we can get one quickly and get to work. The cost of this service is $75 per hour plus the cost of a dumpster (about $200) and the tipping fee at the county landfill. Boxing & StorageIn an occupied home, the removal of personal items and clutter is often necessary. Since you’ll be moving anyway, boxing up some of your contents isn’t that much of an inconvenience and it actually makes the eventual move much easier. We will box your chosen contents – or you can box them yourself – and we’ll move them to a storage facility. The cost of this service is $75 per hour, plus the cost of the rental space which you pay direct.
